217 acre Water, Access & Grazing Layout Design in North Eastern Victoria.

Following 8 steps of my 10 step process based on the Keyline Scale of Permanence (+ 9. PolyMarketing & 10. Energy) my clients brief (1. Climate) is to increase water supply & security; improve paddock layouts & access; locate house envelope & sheds. I first up put lines on all of the ridges, defining the 'spine' of the 2. Geography element. After this, (3. Water) I located the contour dam sites across the site. The site has several Keypoints, though under Victorian legislation it costs over $700+/drainage line for an inspector to determine if it is a waterway under the Water Act or not...So contour/ridge dams are the go. Otherwise following the location of these dams I've located new diversion drains, water tanks & underground plastic pipes. 4. Access follows the water lines & the ridges. 5. Forestry, though not located in this concept will follow the water & access lines along with the policy of ridge crest planting. 6. Buildings next. Lightweight portable electric 7. Fencing encompasses the areas to create the paddocks. 8. Soils will be developed using Holistic Planned Grazing.

Design Costing:

Travel - 5 hours - $330

Site Analysis Consult (on site) - 7 hours - $770

Design - 5 hours - $550

TOTAL $1650 or $7.60/acre
